A complete guide to using dehumidifiers to address musty odours — what causes the smell, how dehumidification helps, its limitations, and what else needs to be done for permanent odour elimination.

What Causes Musty Smells
Musty odours are caused by microbial volatile organic compounds (mVOCs) — gases released by actively growing mold and mildew as metabolic byproducts. The characteristic musty or earthy smell is not moisture itself, but the metabolic activity of mold feeding on organic material in the presence of moisture.
Key point: mold must be actively growing to produce the smell. Dormant mold (dried out, dead colonies) has a much weaker odour. This is important because it means:
- If you dry out the space and keep it dry, active mold growth stops → odour production stops → smell fades over time
- If moisture is still present, mold continues growing and producing mVOCs regardless of temporary odour masking
How a Dehumidifier Helps With Musty Smells
A dehumidifier addresses musty smells through two mechanisms:
Mechanism 1: Reducing active mold growth Mold requires moisture to grow. Below 60% relative humidity, most mold species cannot actively grow. By maintaining indoor RH below 55%, a dehumidifier removes the conditions required for mold metabolism — stopping mVOC production from new and active growth.
Mechanism 2: Drying existing mold colonies Established mold colonies that are dried out reduce (not eliminate) their odour production. The smell doesn't disappear completely because dried mold spores still contain mVOC compounds, and some mold species can survive dormancy until moisture returns. But the active smell generation drops significantly.

In this field observation, dehumidification reduced perceived odour intensity from 8/10 to 2/10 over 8 weeks — a significant improvement. Without action, odour worsened as mold spread.
However, the remaining 2/10 odour indicates established mold colonies that are now dormant but not gone. Physical remediation (cleaning, removal of affected materials) is needed to achieve odour elimination, not just reduction.
The Limitation: Dehumidification Doesn't Remove Existing Mold
This is the critical limitation users need to understand:
What dehumidification does:
- Stops new mold growth
- Arrests expansion of existing colonies
- Reduces active mVOC production
- Reduces perceived odour over weeks
What dehumidification does not do:
- Kill established mold colonies
- Remove mold from surfaces or materials
- Eliminate mold spores from the air or materials
- Permanently eliminate odour if mold-affected materials remain
If the musty smell returned after a previous wet period, or if you can see visible mold growth on any surfaces, a dehumidifier alone will not solve the problem permanently. When moisture conditions return (next monsoon season, another leak), mold will reactivate from the existing colonies.
The Complete Solution: Dehumidification + Remediation

Mold Remediation Basics
For small areas of visible mold (less than 1 square metre), DIY remediation is generally appropriate. For larger areas, hidden mold, or mold that returns after cleaning, professional assessment is advisable.
DIY remediation for small visible mold areas:
- Wear N95 mask, nitrile gloves, eye protection
- Mix a dilute disinfectant solution (sodium hypochlorite solution, 1% concentration — approximately 1 tablespoon household bleach per litre water, for non-porous surfaces only)
- Apply to the mold surface, allow to dwell 10–15 minutes
- Scrub with a stiff brush and wipe clean
- Dry the surface completely — apply the dehumidifier to accelerate
- Monitor for re-growth over the following weeks
Important: Bleach solutions are effective on non-porous surfaces (tiles, glass, metal). For porous materials (gypsum, timber, concrete), surface cleaning may not reach mold below the surface — replacement of the affected material is often more effective than attempting surface treatment.
Other Sources of Musty Odour (Not Mold)
Not all musty smells are mold. Other sources include:
Stagnant water in drains or sumps: Even without visible mold, stagnant water produces hydrogen sulfide and other odourous gases. Check all floor drains, sump pits, and p-traps for standing water.
Bacteria in HVAC drain pans: Air conditioning condensate drain pans collect biological growth. A musty smell that occurs only when the AC runs is usually from the drain pan, not the building fabric. Clean the drain pan and drain line annually.
Off-gassing from damp materials: Wet cardboard, paper, natural fibre carpets, and certain composite wood products produce musty smells even without active mold — the cellulose structure itself releases fermentation byproducts when wet. Remove and dispose of these materials if they cannot be dried within 48 hours.
Frequently Asked Questions
I ran the dehumidifier for a week and the smell improved, but it came back when I turned it off. Why? The dehumidifier suppressed active mold growth and dried out the colonies while running. When it was turned off, the space returned to high humidity (particularly during monsoon season), and the existing mold colonies reactivated. The solution is either: (1) keep the dehumidifier running continuously (or on humidistat cycle) during humid months, or (2) remediate the mold colonies while dehumidifying, so there is nothing to reactivate.
The smell is in a carpeted room — will a dehumidifier fix it? Carpet and carpet underlay are porous materials that absorb moisture and harbour mold extremely well. Dehumidifying the air will slow but not stop mold activity in deeply saturated carpet. If carpet has been wet (from flooding, prolonged humidity, or a leak), the affected sections should be removed — carpet that smells musty after drying has embedded mold that dehumidification alone cannot resolve.
Is the musty smell in my building harmful to health? Mold and mold spores can trigger respiratory symptoms, allergic reactions, and asthma exacerbation in sensitive individuals, particularly at high exposure levels. Musty odour is a useful indicator that mold is present, but the degree of health risk depends on the species of mold, the level of exposure, and individual sensitivity. If occupants are experiencing recurring respiratory symptoms that correlate with being in the building, professional indoor air quality assessment is warranted.
